A STRATEGIC LOCATION FOR A UNIQUE CENTRE

In 2004, Aéroports de Paris launched an invitation to tender for the creation of a shopping mall in order to deal with the lack of shops and services in the main infrastructure of Roissy Charles-de-Gaulle.
Unibail-Rodamco has decided to take-up the challenge to create a shopping mall in this exceptional location, one therefore had to imagine an equally exceptional project and mobilize all the group's know-how and vision.
That is how Aéroville is able to obtain from its location in the heart of the airport area its positioning focused around travel and escape.
A true internal attraction centre with more than 60 million passengers per year and more than 120,000 employees, the airport region of Roissy Charles-de-Gaulle finally hosts a shopping mall worthy of the name with more than 84,000 square meters of shops, restaurants, combined leisure and services in a spectacular setting.
A rich and varied catchment area
Aéroville is established in a flourishing catchment area, on the borders of the departments of Seine-Saint-Denis and Val d'Oise and close to Paris
Aéroville plans to welcome 12 million visitors per year, these visitors will fall into 3 categories:
-The inhabitants of the traditional catchment area: the area includes almost 1,800,000 inhabitants living 30 minutes away from the centre, with 58% less than 39 years of age and 32% CSP higher.
-The employees of the airport region: primary employment centre for Ile-de-France after La Défense, the airport region of Roissy Charles-de-Gaulle has 120,000 employees, 10 amusement parks, numerous tertiary areas and first rank exhibition centres. It concerns an employment area in full growth with the creation of 150,000 jobs planned within 5 years
- The business class client base: more than 2 million overnight stays in hotels in the airport region.
Easy access
Located at the crossroads of two major axes which are Ile-de-France and the A1, Aéroville benefits from a strategic location - In order to facilitate access to the center, new installations are planned such as the creation of two roundabouts, a dedicated access road from the motorway exit and distance markers
Furthermore, access roads to the centre will be organized according to types of visitors (cars, deliveries, pedestrians) in order to facilitate entry.
- 4,700 parking spaces are available for visitors travelling by car. Parking spaces, mainly located under the building, are located on both sides of the entry hubs which are distributed evenly in the centre.
Finally, a totem pole of 25 meters in height from the motorway in order to improve the visibility of the centre
A BREEAM shopping mall certified as "Excellent"
In accordance with the Unibail-Rodamco policy on sustainable development, all Aéroville infrastructures include a high technology level, able to respond to high ecological standards and minimize their environmental impact.
Aéroville has just obtained the BREEAM environmental certification rated "Excellent" which rewards the environmental commitment to the project.
The aim of the centre is clearly displayed: to integrate a strict logic to reduce its energy consumption, rationalize the use of natural resources and recycle its waste in order to optimize its ecological impact.
Among the key features which enable one to achieve results, one must highlight:
-The coverage of the centre is conceived to maximize on natural light, whilst minimizing the thermal support for the mall and the shops. It allows to reduce the needs in artificial lighting and air-conditioning
Aéroville is the first geothermal shopping mall in France thanks to the use of groundwater supply to heat and provide air-conditioning to the centre This innovation allows a saving of 75% in gas and 307 tons of C02s each year.
-Finally, all the existing boards at Aéroville are in line with the eco-friendly policy of the centre: they are signed with 'green leases' which commits them to comply with the standards created.
